a small agency for old houses.
Stoep Property Co. started in Parkhurst with one idea: that people buying an older house are buying the street as much as the rooms, and should be told about both.

Nomvula Dlamini spent twelve years selling houses across the northern suburbs before she opened Stoep. The houses she liked selling most were the old ones: the cottages in Melville, the gabled homes near the Emmarentia dam, the Linden houses with a cottage at the back.
Those houses are harder to sell well. Their best qualities do not show up in a list of bedrooms, and their quirks need explaining. So we keep to four suburbs, we write every listing ourselves, and we tell buyers what the street is like before they arrive.
Why four suburbs
Melville, Parkhurst, Linden and Emmarentia sit close together on the city's north west side, and they share a lot: old trees, older houses, and streets where people still sit outside. Keeping to them means our valuations come from sales we have seen and streets we have walked.
Registered and accountable
We are registered with the Property Practitioners Regulatory Authority, every agent holds a Fidelity Fund Certificate, and we run a trust account for deposits. You can read the details on our PPRA notices page.
What we will do
- Write every listing ourselves, after we have walked the street
- Put our valuation and the sales behind it in writing
- Agree the commission in writing before we start
- Tell buyers about the noise, the parking and the stairs as well as the views
What we will not do
- Overprice a house to win a mandate
- Sell outside the four suburbs we know
- Hide a defect we have been told about
- Pass you to a call centre
what is your house worth on its street?
We visit, walk the street and compare recent sales nearby, then give you a written valuation with the reasoning behind it. There is no charge and no obligation to list.
