Estate agents in four Johannesburg suburbs

older homes on good streets.

We sell character houses in Melville, Parkhurst, Linden and Emmarentia, and we describe the street as carefully as the house.

why a stoep?

A stoep is where a house meets its street. It is where you get to know the neighbours, watch the jacarandas turn purple and see who walks past. We named the agency after it because we sell both: the house, and the street it stands on.

Four suburbs, no more
We only sell where we live and walk, so our valuations come from streets we know, not a database.
Written by the agent who sells it
Every listing is written by the person who will show it to you and answer your questions.
The street on every listing
Each home comes with what it is like outside the front door: the noise, the trees, the walk to coffee.

selling, one step at a time.

From the first visit to the day the house transfers, you deal with one agent, and you know the cost before you sign anything.

  1. 1

    We walk the street

A valuation visit to the house, then a walk around the block. We compare recent sales nearby and put our reasoning in writing.

  2. 2

We fill in the forms with you

The mandatory disclosure form, room by room, and a written mandate with the commission agreed upfront.

  3. 3

    We write the house properly

Photographs on a bright morning, and a listing that covers the house, the stoep and the street.

  4. 4

We see it through to transfer

Viewings, offers and the bond and transfer process, with one agent you can reach from listing to keys.

Questions people ask

Which areas do you sell in?

Melville, Parkhurst, Linden and Emmarentia, plus the streets on their edges. We keep to four suburbs so we can know them properly.

What do you charge to sell a house?

Our commission is agreed in writing before we take a mandate, and it is only payable when the sale goes through transfer. We explain every cost on our Sell with us page.

Do I need to fill in a disclosure form to sell?

Yes. The Property Practitioners Act says an agent may not accept a mandate until the seller has completed and signed the mandatory disclosure form. We go through it with you, room by room.

Can I see a house outside show day?

Yes. Book a private viewing on any home's page and the agent confirms a time with you, usually within a working day.

How do I work out what I can afford?

Use our buying costs calculator. It shows transfer duty at the current SARS rates and a monthly bond repayment at today's prime rate, so you can see the full picture before you offer.

what is your house worth on its street?

We visit, walk the street and compare recent sales nearby, then give you a written valuation with the reasoning behind it. There is no charge and no obligation to list.
